Do you specialise in period and listed buildings?
The majority of our work is within New Town Edinburgh and involves Listed Buildings, however we have also worked on modern extensions, orangeries, conservatories, and rural properties outside of Edinburgh.
Do you work outside of Edinburgh?
EPM has completed projects from North Berwick through to Angus. While many of our projects are based in central Edinburgh, we are happy to discuss projects within the wider region.
Do you work with a Quantity Surveyor?
Normally we work with main contractors and sub-contractors to compile an accurate cost breakdown for client, avoiding the need and cost of a QS. On larger scale projects with specialist equipment such as pools and lifts we tend to work with a QS, most recently Morham & Brotchie. Quantity Surveyors | Morham & Brotchie Partnership
Is it expensive to have a Project Manager like EPM?
Our fees are commensurate with the scope of the project and how much or little we are involved. On smaller projects we base our fee on a percentage of the budgeted price for all the works. EPM has many contractors who offer value for money, and we believe we claw back the majority of our fees through savings over the course of the project.
We offer full budget management as part of our Project Management, allowing the client full oversight of costs from start to finish. Everything we do is very transparent, no hidden costs.
Who do I pay and how?
On a typical project, the client pays the contractor’s invoices directly. EPM does not mark-up any of these invoices, but will review and approve them for client payment once we are confident the work has been completed to a high standard. EPM simply charges a project management fee on these projects.
On larger projects, EPM can act as the main contractor where all invoices and transactions flow through EPM and the client only receives an invoice from us.
