The owners were keen to acquire a full townhouse but there were very few remaining on the street, most having been sub-divided. EPM managed to negotiate the acquisition of two flats, which when combined formed a full 5-storey house. We then assembled Architects and Structural Engineers, and were able to accept the offer of a Interior Design service from the Architects.

EPM put the project out to tender and worked with a Quantity Surveyor to select the most suitable main contractor. We were instrumental in pulling together the team that could deliver such a challenging project.

This Listed Building renovation, located in the Edinburgh UNESCO World Heritage Site and New Town Conservation area, presented many challenges, not least of which was the owners living abroad for the full duration of the works and only visiting site every few months. One of the main challenges of this project was the construction of an in-ground pool and jacuzzi in a new orangery extension to the rear.

We were able to rate all permanent fixtures and works at 5% VAT due to the formation of a single dwelling from two separate flats.
